Storrs is the densest student-rental footprint in our service area. We specialize in rental code-compliance work, panel upgrades, EV chargers, and the multi-unit conversion work that comes with the territory.
Storrs has the densest concentration of student-rentals in Eastern CT. AFCI/GFCI retrofits, smoke/CO interconnection, panel labeling, and meter separation for legal multi-unit conversions.
Faculty and staff households are heavy Tesla, Rivian, and Polestar adopters. Level 2 chargers installed with permit, current Eversource incentive guidance, and proper load calc.
1960s-80s faculty housing was sized for the loads of that era. Modern households need 200A or a properly sized subpanel — we do both.
Generac & Kohler whole-home installs for the rural Storrs properties along Stafford Rd and Spring Hill Rd. Most installs run $12,000-$17,000 fully installed.
Lost power, sparking outlet, burnt breaker — Tyler answers personally. ~15-20 minutes from Willington HQ to most Storrs addresses.
Annual maintenance, load testing, transfer-switch troubleshooting — every brand serviced.
Everything you get when you call TJF Electric — zero hidden fees
Beyond the core service grid above, these are the work types we run most often for Storrs customers.
Hardwired Level 2 EV charger with multi-charger load sharing and a current Eversource incentive check.
Hot tub, EV charger, range, dryer, sump pump, well pump, workshop circuits.
Lutron Caseta, GE Enbrighten, Nest, Ecobee. Neutral-wire retrofits.
Wafer and can LED installs. Kitchen, living room, basement, hallway.
Off-campus rentals, faculty-era housing stock, and EV-charger density define the work here.
Storrs is the heart of UConn off-campus housing. Mansfield town code enforcement at tenant turnover is strict — AFCI breakers in bedrooms and kitchens, GFCI receptacles in bathrooms and within 6 feet of any kitchen sink, interconnected smoke and CO detection, properly bonded grounds. We do landlord-side rental inspections and bring properties up to code on a single visit. Most of our Storrs work is landlord-driven turnover compliance.
The 1960s-80s faculty housing stretches along North Eagleville Rd, Hillyndale, and Hunting Lodge Rd Northern subdivisions were typically sized at 100A or early 200A panels — adequate for the period, undersized for a modern hybrid-work household with EV charging, mini-splits, and a second fridge. A subpanel ahead of major retrofits is usually cheaper than a service upgrade.
Storrs has one of the highest EV-per-household densities in Eastern CT — UConn faculty/staff, two-car households, fast-growing Tesla and Rivian penetration. Most installs are Level 2 with a 50A or 60A dedicated circuit. We size, permit, install, and walk you through current Eversource incentive eligibility.
Many older Storrs single-families have been converted to legal duplexes or accessory apartments for student rental. CT code requires separate metered services for legal multi-unit dwellings. We handle the meter base, weatherhead, separate panels, and inspection sign-off — typically over a 2-3 day phased install to keep tenants in service.

Storrs is a village inside Mansfield, CT — it has its own zip code (06268) because of UConn but it's legally part of Mansfield. Code enforcement, permits, and inspections are run through Mansfield Town Hall. Our /mansfield-ct/ page covers the broader town context.
Our Pinney Hill Rd HQ in Willington is roughly 15-20 minutes from most Storrs addresses, depending on traffic on Route 195. Emergency calls get priority dispatch.
Both — whether you're a UConn-affiliated landlord renting one or two units, or a commercial landlord with multiple Storrs properties, the underlying code work is the same. We provide written documentation that property managers and insurance carriers accept.
Condos and townhomes require HOA approval before any wiring runs through common areas. We can scope the install before you go to the HOA so you have specific routing, load impact, and cost data for the board. If approved, the install itself is typically a one-day permitted job.
Tyler did a great job! Very personable and nice to deal with. Breaker box came out great

Storrs work is dominated by off-campus rental compliance — AFCI breakers in bedrooms, GFCI receptacles in bathrooms/kitchens, smoke and CO interconnect, panel labeling. The UConn academic calendar drives the work: heavy turnover scheduling in late July through mid-August, lighter pace during the spring semester.
